The St James Terrace development is designed to reflect the previous church on the site.
The population of the Livingstone Shire Council local government area has particularly swelled since Covid-19.
According to Australian Bureau of Statistics data, an additional 2,366 people were recorded living in the province in 2022 compared to pre-Covid 2019, an increase of 6.13 per cent.
The 18 houses are under construction on the corner of Queen and Mary Street, Yeppoon.
Fixed real estate conversions also grew by 107 percent over the three years, with the average price reaching $405,000.
As of June 2022, the population is 40,952.
As more people moved to the area, demand for housing increased and developers looked to the area.
The St James Terrace development will contain a mix of 18 homes ranging from two, three and four bedrooms.
The St James Terrace Homes development is planned on the corner of Queen and Mary Street, 400 meters from Yeppoon’s main beach.
A Victoria-based company purchased a 3,036 square meter vacant lot in February 2021 for $660,000.
The site was previously home to St James the Fisherman’s Anglican Church, built in 1911.

The church closed in 2010 and the building was demolished around 2019.
Capricorn Coast-based Hughes Designer Builders began construction work on the site in June, with Capricorn Coast Sand and Soil carrying out the earthworks.
The St James Terrace project is located on the corner of Mary and Queen Streets in Yeppoon.
The plans include three two-bedroom townhouses, each with a study, along with five three-bedroom townhouses and 10 four-bedroom townhouses, with the development designed to reflect the style of the former church on the site with cathedral ceilings and exposed timbers.
Inside, the homes feature European appliances, Caesarstone bench tops, plenty of storage, carpet and hybrid wood flooring, low-voltage economy lighting, air conditioning and ceiling fans as well as private balconies and secluded garden areas.

The townhouses are expected to be built by mid-2024.
Homes are for sale through Keppel Real Estate.
So far, four townhomes have been sold with five more pending, with the remaining homes priced between $595,000 and $775,000.
It is expected to be completed in mid-2024.
