Professional staging and video bring a new touch to your modern White Rock Lake property
When a video of this White Rock Lake property appeared in my inbox, it definitely caught my attention. It also confirmed my belief that the marketing of luxury real estate has reached a new level.
Proactive marketing is essential, a fancy network is essential, and professional video will attract the attention of even the most discerning buyers.
Not only have I seen this property in person, but I’ve also written about it before. That didn’t stop my jaw from dropping when I watched the video.
A Bently glides up the driveway as two riders walk their thoroughbreds across the expansive lawn into the property’s three-stall barn before the indispensable drone angle that allows potential buyers to see the 3.66-acre volume. That’s a lot of land to own, just 15 minutes from downtown Dallas and the new Goldman Sachs campus.
This is exactly what our next luxury buyers want – privacy, views, land, and proximity to downtown Dallas. It is also one of the few places where a person of high public standing can live and not be disturbed. Just ask Erykah Badu.
White Rock Lake estate with an interesting story
There are some interesting sources on this house about architect Howard Meier which you can read in my previous post. However, Maestri Studio and Rosewood Custom Builders are responsible for the stunning modern architecture we see today.
Maestri designed the 11,915-square-foot home with multiple living areas, five bedrooms, five full bathrooms and three half bathrooms. He also assured that homeowners will get the full benefit of the views of White Rock Lake.
When Compass Realtor Mark Goodson listed the home with John C. Weber, they put a new twist on it. In collaboration with the George Bass Stage and Design team, certain areas were redefined, and the show was taken to a new level. Let’s be real; New staging is an essential part of the new marketing plan. You can’t put a house back on the market without making it look different.
“We did our best,” Goodson said. “We even changed the way you enter the property to the lake side. It’s just something different at home.
The term “ownership” has been thrown around a lot, so let’s clear that up. This is a real estate, i.e. a house on a large area of land outside the city that can be used to grow crops or animals and has other buildings on the estate. So, not only do you have a suitable property, you have the ability to obtain an agricultural exemption.
Put in a few hives, and you’ll get the best deal in town! In addition to the stables, this White Rock Lake property includes a separate 785-square-foot guest house, a pool house, and an 820-square-foot flex space currently used as a workshop.
There are other hidden assets in this house. 2,775 square foot basement with separate entrance and laundry. It currently offers a game room, theater and two wine cellars, but you can adapt it to suit a variety of family hobbies and interests.
“It’s special, and there are very few places you can get that,” Goodson said. “Where else are you going to find a property like this anywhere else, with this view and this piece in the middle of Dallas?”
Goodson & Weber has 4231 W. Luther Dr. available for $13.977 million.
