Maple Villas was developed in Montauk by Italian race car driver – Dan Papers
This week, the Eklund Gomes team at Douglas Elliman debuted the Maple Villas, two new construction homes in Montauk that feature stunning views of the Atlantic Ocean.
Italian race car driver Alessandro Zampedri is the developer behind the project. Although it’s scheduled to be completed next month, there’s a chance to see it this weekend during an open house.
The two new modern properties are listed for $19.5 million and $18.5 million, respectively.

The properties at 18 and 22 Maple Street are on the market following the record sale of 14 Maple Street, which sold for more than $14 million last year, the highest amount ever paid for a non-waterfront home in Montauk.
Both new homes, located on about an acre across Old Montauk Highway from Gurney’s Montauk Resort & Seawater Spa, will be delivered turnkey, Roscoe says. Both were designed inside and out by Italian architect Piero Lissoni of Milan-based Lissoni Casal Ribeiro, and each comes fully furnished with pieces from the Lissoni Collection.

Luxury abounds on Maple Street in Montauk
Zampedri founded CFF Real Estate, a New York-based advisory firm that works with clients and investors on all aspects of real estate, both residential and commercial, including the Bowery House in Manhattan. Other Red Hook projects are located in Brooklyn, Malibu, Positano and Milan.
The more expensive of the two homes, 18 Maple Street offers about 9,000 square feet of space with six bedrooms, six full bathrooms and three half-baths on 0.92 acres.
Naturally, ocean views are showcased through floor-to-ceiling frameless glass windows in nearly every room.
The main living area is centered around a great room featuring 12-foot ceilings, 12-foot sliding glass walls, a fireplace, and imported natural ceramic tile. There are radiant heated floors throughout.
The home offers not one, but two separate kitchens, designed by Boffi with Gaggenau appliances and Dornbracht fixtures. A convenient butler’s kitchen allows for hidden meal preparation, while the main kitchen has an open space. The natural stone island of Ceppo di Gre is a gathering place. An outdoor patio with barbecue is located just outside the kitchen, on two sides, overlooking the pool area.

Don’t worry, what’s important is that the floor-to-ceiling windows and glass walls allow for amazing ocean views and the outdoor space allows for double pools as well.
Inverted house, the first floor is home to a master suite, forming the west wing. The large deck off the bedroom offers a view of the pool and gardens. The dedicated locker room features 117 square feet. The bathroom has a private indoor-outdoor shower, Boffi oak cabinets and a freestanding bath with natural stone walls and floors from Salvatori.
Three additional guest bedrooms with en-suite bathrooms and private decks, as well as a den/office, can also be found on the main level. All leading to the courtyard.

The home at 22 Maple Street is similar to the 18 Maple Street home in that it features “two separate kitchen experiences,” the listing says. Both the butler’s kitchen and main kitchen are outfitted by Boffi and include a natural stone island with a Ceppo di Gre finish, Gaggenau appliances and Dornbracht fixtures throughout.
A secondary master suite is also located on the second floor, featuring a walk-in closet and bathroom with natural Salvatore stone walls and floors.

You can find a heated swimming pool on the outdoor terrace, measuring six feet eight inches by 19 feet six inches. The expansive deck offers 180 degrees of elevated ocean views. The covered portion of the terrace allows for an outdoor living and dining experience.
