A sweepstakes has opened for 110 mid-income apartments on Mott Haven’s waterfront

Applications are now being accepted for 110 mid-income apartments in a new residential development on the Mott Haven waterfront. The 12-story mixed-use building located at 40 Bruckner Street offers brand-new luxury units and indoor and outdoor amenities. New Yorkers earning 130 percent of the area median income, or between $98,915 per person per year and $198,250 for a family of five, can apply for apartments that range in price from $2,885 per month for studios and 3. $669 per month for a two-bedroom.

Developed by JCS Realty and designed by S9 Architecture, 40 Bruckner Boulevard contains a total of 365 residential units. Amenities include pack lockers, bike storage, gym, playground, children’s playroom, dog park, business center, media room, rooftop terrace, recreation room, and pool.

In August 2022, Jacob Schwimmer of JCS Realty signed a $90.5 million construction loan with Valley National Bank for a new 365-unit housing project in Mott Haven, according to PincusCo.

JCS Realty filed permits for the property in April, which called for a 124-square-foot development spanning 266,211 square feet with 248,484 square feet of residential space, 17,098 square feet of commercial space, and 629 square feet of community utility space, according to Limpey. The permit also called for basement space and 146 enclosed parking spaces.

Nearby public transport options include underground lines 4, 5 and 6, as well as the M125 bus.

With more luxury buildings coming up in Mott Haven, thanks to zoning, rents have risen over the past decade and a half. According to the NYU Furman Center, average real gross rent in Mott Haven and Melrose increased from $860 per month in 2006 to $1,120 per month in 2021, a jump of 30.2 percent. As of August 2023, one-bedroom rent in the neighborhood averaged $2,550 per month, up 5 percent from the same period last year, according to Zomper.
